Is homeowners insurance required by law in Ohio?

No. Ohio does not legally require homeowners insurance. However, if you carry a mortgage, your lender will require you to insure the home — and will typically require enough coverage to protect their interest in it. Even with the house paid off, going without coverage means absorbing a total rebuild yourself, which is why nearly every Lebanon homeowner we work with keeps a policy in place.

What is the 80 percent rule in Ohio homeowners insurance?

Most policies require you to insure your home for at least 80 percent of its replacement cost. If you are under that threshold, the insurer pays only a proportional share of any repair bill. The Ohio Department of Insurance gives this example: a home with a $100,000 replacement value insured for only $60,000 will have a claim paid at 75 percent. On $1,000 of storm damage to a roof, the policy pays $750, then subtracts a $250 deductible — leaving you with $500 out of pocket on a $1,000 loss. Because rebuild costs have risen sharply, we re-check this figure at every annual review.

Does homeowners insurance cover flooding in Lebanon, Ohio?

No. Flood damage is excluded from every standard homeowners policy, regardless of carrier. Flood coverage comes through the National Flood Insurance Program or a private flood market, and NFIP coverage is only available if your local community participates in the program. Being outside a mapped high-risk zone does not mean you cannot flood — heavy rain and rapid snowmelt cause plenty of Ohio water losses well away from a floodplain. Market value is what your home would sell for, including the land. Replacement cost is what it would cost to rebuild the structure at today’s labor and material prices.
